VERY IMPORTANT NOTICE: Updated June 2015 - Though there are some very good condo projects along the Baja coast, our research on over 70 (seventy) in various stages of development from the border down to Ensenada, only a small handful were capable of actually delivering clean and insurable title at the time of asking for a deposit or earnest money, or actually closing in front of a Notario Publico. Many are "sold" only as a private contract, not an insurable real estate transaction, and these "private contracts" vary widely in their terms and security for the buyer.
Some notable exceptions which can deliver clean title today, along with a completed project (not just one of multiple towers promised, where construction noise could last for years or even decades to come) include Riviera de Rosarito, Aqua Residencial, Club Marena, La Jolla Del Mar/Real, Corona del Mar and a few others.
Prudent caution is strongly encouraged in any real estate purchase, anywhere in the world, including Baja, to avoid mistakes and financial losses such as those at the recent failure of the TRUMP Baja project (which MLSbaja refused to sell while highly recognizable US franchise brokerages did). There have been many others including The Residenceses at Playa Blanca, Esmeralda, Ventanas al Mar, Falls at Puerto Nuevo, The Waterfalls at Malibu, La Mirada, El Milagro, Baja Vistas, Bella Vista, Blue Beach, Sunset Towers, Paradise del Baja, Elegancia, Las Palmas, Las Olas Mar y Sol, Loreto Bay and more we proudly refused to sell and there will likely be more to come from poorly funded developers with questionable "contracts".
When working with a client interested in a safe and secure purchase, all MLSbaja agents will always point out which can and which cannot deliver clean title prior to making any purchase offer or releasing any funds.
It narrows what we can offer for sale, but we prefer it that way, as do our properly informed clients.
